The project comprised the refurbishment and alteration of a 28 unit existing care home and the construction of an extension to provide an additional two flats to the building. The project was procured via a two stage tender under a JCT Intermediate Form of Contract and Oxbury undertook the role of Contract Administrator and Quantity Surveyor on behalf of the Local Authority client.

Oxbury delivered pre-contract services including producing the cost report, providing cost management advice and coordinating the procurement and tendering process. Oxbury’s post contract services included coordinating interim meetings, liaising between the project team to address any design and construction matters arising, administration of the contract, and assessing interim valuations and variations.

The building was partly occupied by elderly residents during construction therefore careful consideration was given to the methodology and phasing of the construction works to ensure the comfort and safety of all residents whilst delivering the upgrading of the building in the most efficient manner.

The works included the complete strip out and refurbishment of the existing building and internal layout alterations to provide a more modern spacious sheltered housing scheme. A new extension was constructed to provide additional flats as well as three storey projections to provide additional space within the existing accommodation. The communal areas were also improved by amending the internal layout to create a new lounge, scooter stores, laundry and bathroom facilities.
