The project involved the design and construction of a 53 new dwellings incorporating open market sale, affordable housing provision and public open space in the village of Over, Cambridgeshire. The scheme was delivered in 7 phases over an 18 month programme.

Our role commenced at RIBA Stage 4 as Employer's Agent overseeing the construction and defect stage activities and incorporating the administration of the building contract and to ensure that the project objectives were realised. Our duties were also extended to incorporate the Clerk of Works role in order to monitor matters relating to standards and workmanship.

The project was located in a prominent position within the village of Over and therefore the methodology of delivering the construction works in a safe and efficient manner was of utmost importance.

Within our role as Employer's Agent, we were required to work with the Main Contractor to ensure the complex sequencing of the works could be delivered safely and efficiently whilst ensuring that procedures were in place to minimise the impact of the Works on the local community, for example managing contractor parking and identifying a strategy for keeping the village streets clear and clean.

The project was delivered in 7nr phases to underpin a positive sales plan. As such, identifying a pragmatic construction programme that ensured safe separation between public and construction zones was a challenge and a success that has generated a lot of positive interest in the properties.

The project is a shining example of traditional construction techniques married with a sustainable and modern influence with the properties boasting heating systems by air source heat pumps and underfloor heating.
