Breydon House, Gt Yarmouth

Conversion works to the former Boulton’s Furniture Store/Warehouse and adjacent shop premises on North Quay, Gt Yarmouth have recently been completed. Paul Booker was the Lead Project Manager for this scheme which involved the sensitive conversion of a sixteenth century merchant’s house to provide 19Nr. 1 and 2-bed affordable flats for rent - including 6Nr. flats for vulnerable people.
Local people will recall that Boultons – a Grade II Listed, timber-framed building - has stood empty and derelict for around 20 years and was on the Buildings at Risk Register. Oxbury & Company were appointed by Flagship Housing Group Limited as Project Managers/Employer’s Agent, to work closely with Gt Yarmouth Borough Council (as owners of the building), Gt Yarmouth Borough Council’s Conservation Department and Wellington Construction, the Contractor.
The medieval Merchant’s House was built on the site of a demolished Carmelite Friary dating back to the 1300’s, Materials from the demolished Friary were incorporated into the replacement building and have been restored as part of the recent works – for example the exposed stone work, seen in the “After” photograph above. Wellington also set up an on-site joinery workshop to help restore timber and paneling.
Archaeological works undertaken prior to conversion works commencing revealed evidence of clay pipe-making activity. Notable finds during the course of the works were the uncovering of a Medieval mullioned window and some rare domestic wall paintings from the seventeenth century.
The Contract Period was 65 weeks and the above transformation was completed at the end of April 2009.
