Regeneration of the former Great Yarmouth Art College.

 

September 2010:  Before work started.                       October 2011:  Project completion

The former Great Yarmouth Art College is a Grade II listed building overlooking St George's Park.  The College closed in 1996 and the building deteriorated into a local eyesore.  Flagship Housing Group acquired the site to restore it into 13 one bedroom flats and 5 two bedroom flats for affordable rent.  Oxbury & Company were appointed as Project Managers and Employers Agents from inception until completion in October 2011.  The Project Manager for Oxbury & Company was Andy Snape.

During the construction phase our project team worked closely with Wellington Construction and Great Yarmouth Borough Council's Conservation Officer to ensure that we delivered thermally efficient, affordable living homes whilst preserving the historical interest and character of the building.

One key challenge was to reach an agreement on the windows.  The original planning consent only allowed for the refurbishment of a number of single glazed crital windows, however in order to provide thermally efficient homes it was vital to install double glazed windows.  This could only be achieved by replacing the existing windows which raised significant concerns with the Conservation Officer who believed that it could have a detrimental effect on the building.  Due to the perseverance of the project team and Wellington Construction's ability to develop a high quality solution, a proposal was agreed and permission granted to install full height aluminium double glazed windows.  Since the windows were installed a number of local residents have commented on how they have enhanced the external facade of the building.

This successful project was completed on time and within budget and has restored a former iconic building in Great Yarmouth whilst providing 18 thermally efficient and affordable homes.
